Situated in the Township of Springfield, County of Ross, State of Ohio, being a part of the Southwest Quarter of the Southwest Quarter of Section 7, T & N, R 21 W, and a part of the 1.94 acre tract conveyed by John W. McRoberts and Daisy McRoberts to A.C. Monk and Gertrude Monk by deed dated October 23, 1964 and recorded in Volume 334 Page 482 of the Deed Records of Deeds and being more precisely described as follows: Beginning for reference at a concrete monument at the southwest corner of the 1.94 acre tract of which this description is a part; thence with the west line of said tract N 33 deg. 37' W 100.00 feet to an iron pin at the southwest corner of the tract herein conveyed, the true point of beginning; thence continuing with the west line of the 1.94 acre tract N 33 deg. 37' W 100.00 feet to an iron pin, thence with a new division line N 56 deg. 33' E 127.51 feet to an iron pin in the east line of the 1.94 acre tract; thence with said east line S 33 deg. 27' E 100.00 feet to an iron pin: thence with a new division line S 56 deg. 33' W 127.25 feet to the true point of beginning, containing 0.292 acres more or less. The tract herein conveyed being subject to all legal easements and rights-of-way of record including a right-of-way, 30 feet in width, along the east line of the tract herein conveyed, reserved for ingress and egress to the 0.293 acre tract and 1.073 acre tract, said tracts are located northwest of and adjacent to the tract herein conveyed. The 0.292 acre tract herein conveyed and the adjoining right-of-way are also subject to an Oil and gas lease dated December 27, 1963 and recorded in Oil and Gas Lease Records Volume 20, Page 586.
